A warm welcome

We know that first impressions are everything which is why our team will forever be ready to greet visitors with the warmest of welcomes. As an empty building begins to fill up, we can of course manage the standard processes of front-of-house: key-control, post, couriers, contractors, general visitors and the associated access and signing-in procedures.

Supporting Building Management Teams

During the marketing phase of a vacant building, the management teams often need as much, if not more support, than letting teams. We can keep an eye on a building during core hours and relay any issues back to remote building management or FM teams – whether it be a leak, or an update on maintenance or fit-out contractors. We will be your eyes and ears on the ground.

Open for viewings 5 days a week

When that crucial viewing is booked in, it makes such a difference to the letting teams to know that the building will be ‘open-to-view’, with lights on – some extra warmth in reception, both in terms of the welcome and a little pre-view blast of the heating. Our people can arrange flowers, coffee and pastries as well as making sure that any marketing material is displayed in good order. Furthermore, we’ll have been keeping an eye on the building and working with management teams to make sure that letting agents have a little heads-up if there’s a leaky tap or stiff door in the 5th floor gents’ loos!

Over the years, we have carried out many ad-hoc viewings and second viewings on behalf of lettings teams when clients spring that ‘we happen to be in the area, can we have another look’ routine.
